Restoration existing deck
$1,704.00 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
Deck extension
$18,719.40 includes installation of new joists sistered back to house, new redwood decking, installation of 3 new footings, concrete slab for hot tub, step along outer edge of deck to grade supported with slab. This includes materials and labor.
Total job: $20,423.40 + actual engineering and permit cost if applicable.
Maintenance on deck (not part of contract)
$1,226.25 includes pressure wash to clean, furniture moving one way, acid wash, staining and wiping. This includes labor and materials. Recommended after 12, then every 18-36 months depending on deck's exposure.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.

Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
