Deck restoration 

365 square feet @ $4.18 = $1,525.09 square feet existing deck: $4.00 per square foot = $1,755.16 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor. 

Stairs restoration 

17 glue lam treads = $693.00 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, stain in translucent to match new decking. This includes materials and labor.  We will also replace the 2 broken treads included in that price. 

Railing 2 options: 

1. Re paint in solid stain  $946.18 to match existing or color change, sanding and staining top cap to match deck, staining large columns. This includes labor and materials. 

2. Replace railing infill with woven wire mesh: 

$6,936.00 includes wire mesh or stain less cable railing using existing posts and top cap on railing. this includes stairs and railing. 

Stairs: 

$4,594.24 includes new stairs off existing deck to lower level deck and to grade. Redwood treads, stainless railing.  This includes materials and labor. 

Total job $7,040.26-$13,030.09 depending on repainting or replacing railing. This is subject to final design and possibly engineering. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion.
