Deck options
Restoration
$3,324.00 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
New decking
$19,691.10 includes removal and disposal of existing decking, installation of new decking using tigerwood deckign with stainless steel fasteners. This includes materials and labor. This does not include structural work such as joist or beam replacement.
Paint joists
$3,024.00 includes pressure wash and staining of joists under cantilevered deck. This includes materials and labor.
Entry redesign
$12,500.00 includes remodel of entry including wider stairs, deck extension to side stairs, new stairs to lower walkway. This is pending final design. This includes materials and labor.
Lower entry
$3,500.00 includes removal of lower deck lattice, take out middle columns, install new posts and beam to support lower deck.
Total job: TBD depending on options chosen + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
