$7,389.78 Includes removal and disposal of existing decking, installation of new decking using composite decking with hidden fasteners and square edge in contrasting color using Trex Select or redwood This includes materials and labor. This does not include structural work such as joist replacement.
Add $65.00 each per joist replacement if needed.
Railing relocation
$1,558.06 includes removal of existing railing, re-attach railing to extension, fabrication of 2 4' sections perpendicular to house. This includes materials and labor.
Staining
$1,698.80 includes staining existing railing after relocation, solid stain on underside of deck and semi transparent stain on posts and beam. Staining of redwood. This includes materials and labor.
Total job: $17,226.84 This includes all tear out, disposal, materials and for scope of work specified. Also included is drafting as needed, site plan, pulling permit, scheduling inspections.
Note: This does not include structural engineering cost (approx. $450.00) or permit cost (approx. 250.00). This is pending HOA approval.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Decking types
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
