New decking on existing deck

$6,955.80 Includes removal and disposal of existing decking, minor substructural work, (joist replacement $85.00 each additional), installation of new decking using either composite (Trex Select or similar pricing) or redwood prestained and buffed, acid washed and stained on top surface after installation.  This includes materials and labor. 

Stairs:

$7,250.60 Includes installation of new stairs with top and mid landing and railing using same decking and railing as on deck. This includes materials and labor. 

Railing:

$4,451.30 Includes installation of new railing on main deck and pool house stairs using powder coated steel railing panels with timber or steel  posts. This includes materials and labor. 

Total job $18,657.70 This is subject to final design and engineering. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.
