New Decking
$9,822.40 includes removal and disposal of existing decking, installation of new Trex select with hidden fasteners and square edge border piece. This includes materials and labor. *This does not include joist replacement.
Extension
$10,322.90 includes approximately 8 x 19 foot extension off of upper deck using buttress wall to support GLB cantilever beam. Includes installation of Trex select using hidden fasteners, railing to match cable railing on remainder of decks. This includes materials and labor. *This does not include roof structure or additional beam for lower deck or reinforcement of buttress wall or footings. This is pending final design and represents a basic square foot price.
Railing
$12,984.00 includes installation of stainless cable railing with redwood 4 x 4 posts, 2 x 4 horizontal and 2 x 6 cap, stained. Other options roughly in this price range are powder coated steel railing panels, basic redwood railing, basic galvanized wire mesh railings. This includes materials and labor.
Stairs
$3,571.40 includes removal and disposal of existing stringers and treads, installation of new treads and stringers using pressure treated stringers and composite treads with open riser. this includes materials and labor. This does not include footings.
Front Porch Reconfiguration
$3,785.60 includes removal and disposal of existing front porch, installation of new framing for porch using pressure treated lumber, composite decking to match existing decks and railing 4 foot section. This includes materials and labor.
Structural
$6,434.50includes installation of 4 new footings including bracing and jacking of deck, removal and disposal of existing footings, new footing and pier 36" square with 12" round pier below frost with rebar per engineering. This includes materials and labor. This does not include engineering.
This does not include patio re-work or sub surface issues such as sprinklers, gas lines, electrical etc.
$46,920.80 for total job + permitting cost. This includes labor and materials.
We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed.
*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
**Change orders request must be submitted by client in writing or verbally and agreed to in writing before change order work can commence. Charge per lost time and/or re work for change orders may apply due to materials taking time to ship and the labor to execute said change order.
