Rail replacement steel with wood cap
$17,312.08 includes removal and disposal of existing post and log railing, installation of 12 x 12 rough sawn timbers to match existing post layout, powder coated steel metal square tube railing with redwood 2 x 6 or rough timber cap. Installation also includes deck board replacement to fill in holes left by post removal.
Restoration
$981.75 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
Support post replacement
$3,960.00 includes bracing and removal of 3 main support columns, cap 1 existing pier to 6" above grade, custom post to pier bracket, 12 x 12 rough sawn square timber stained. This includes materials and labor
Tread restoration

Step replacement
$400.00 includes removal and rebuilding of back deck steps using existing concrete pad. Also includes removal and replacement of 1 GLB stair tread on front steps.

Future maintenance on deck
$285.00 includes pressure wash to clean, furniture moving one way, acid wash, staining and wiping. This includes labor and materials. Recommended after 12, then every 18-36 months depending on deck's exposure.This is an optional service not included in the original contract.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
