Ipe decking with hidden fasteners, top screw with countersink and plug on board ends. 

Materials: 

501.75 square feet @ $12.00 per square foot = $6021.00 includes deck boards, fasteners, delivery.  

Labor: 

$7.50 per square foot = $3763.12 includes tear out and disposal of existing decking, minor joist repair, installation of composite material using hidden fasteners, top fastened on outer edge using trim head composite deck screws in matching color. 

Railing 56 feet main deck 33 bedroom deck 89 feet total 

$85.00 per foot = $7565.00 includes railing with hardwood cap, powder coated iron metal baluster 1", 4 x 4 ipe posts stained and face mounted . This includes materials and labor.  

Stairs 

 $250.00 includes installation decking to match top surface, vertical facing in same decking material or contrast. This includes materials and labor. 

13 feet tiered privacy wall 

$2155.00 includes installation of privacy wall with horizontal ipe slats, rough timber frame. This includes labor and materials. 

Extension on south side of deck to square 

$650.00 includes installation of extension on north edge of deck including joists, beams

Posts 

$1500.00 includes removal and disposal of existing posts, installation of 8 x 8 rough sawn posts mounted to lower patio, stain in your choice of tint.  Price TBD for cutting away concrete for footing if pad is to be replaced later. 

Underside of deck: 

$2500.00 includes installation of sister joist for each long span on main deck. Solid (opaque) stain in your choice it tint sprayed on while decking is out to coat top of joist as well. This includes labor and materials. 

Outdoor Kitchen:

$2,550 includes a custom BBQ cabinet, 60"x 26"x 36"  with a wood panel exterior,  a 28" stainless steel drop in grill and concrete counter tops. 

Back Patio Options:

$3686.00  Remove existing concrete pad and replace with stained concrete. 

Total job: $30,640.12 -5% = $29108.11 includes labor and materials.
