Option 1:

Refinish deck

$2,390.63 includes restoration (mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking).   Also includes: up to 100 feet board replacement, sanding and staining or painting fascia. This  includes materials and labor.

Stairs

$440.00 includes removal and disposal of existing stairs, installation of concrete slab to support stairs, new stairs using douglas fir joists stained and treated, galvanized hardware, and new redwood sanded and stained.

Option 1: Total job $2,830.63 . This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed. 

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
