$13,855.00 includes removal and disposal of existing railing, removal and replacement of existing face (1 X 4), installation of 6 x 6 rough sawn posts notched over face and face screwed with 1/2" lags. intstallation of powder coated welded square wrought iron railing panels with matching collar brackets in Bronze, flat black (sand) and gloss black. This includes materials and labor. this does not include structural modifications to make the posts secure. 

Extension

$3,260.00 includes installation of triangular extension from main deck to front entry. Includes membrane and matching soffit. note: new membrane may not match exactly due to availability of product and fading and weathering of existing membrane. This includes materials and labor

Total job $17,115.00 This is subject to final design and engineering. This includes labor and materials. 

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
