Building new Cumaru Deck to follow retaining wall

 $19,404.00 includes new cumaru deck approximately 18 x 22 feet with house ledger, 3 footings glb 5' x 12" beam with cantilevered 2 x 12 pressure treated joists cut to rock wall, radius with step on north end, 6' steps on south end to grade. Galvanized hardware. Cumaru decking installed with stainless trim head top screws and oiled or stained on all sides.  This is subject to change based on final engineering  (represents our best guess without doing loading calcs.)  On the south edge of the deck, there will be a step down, to grade from new deck (the retaining wall side) of the edge, with railing or an outdoor counter near the gas line (side attached to home).  This includes materials and labor. 

For Ipe, add $2,772.00 for the total project to the Cumaru price.  

*Engineering estimated $500.00 based on actual engineering cost. 

$TBD on choice of decking material + actual engineering. This includes labor and materials. 

Maintenance on deck after 12 then every 18-24 months is $574.20

We require 50% deposit to schedule and once contract is signed and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed. 

*Unless previously specified, our scope of work does not include any issues we run into under the ground line, that are unknown, such as sprinkler systems, plumbing and electrical issues and are not reflected in your total bid.
