Buff maintenance

400 square feet @ $1.85 per foot = $740.00 This includes buff sanding to remove flaking stain or paint and buff weathered wood (not total removal), oxalic acid, semi-transparent or semi-solid stain to match existing or in your choice of tint. 

Structural Repair

Remove and replace failing ledger along side house edge = estimated $1500.00 . This includes removal of decking alongside house edge, substructure bracing for removal and disposal of failing ledger. Replacement of ledger and sub-structural enhancement, new brackets and mounting hardware, reattachment of decking for maintenance paint coat.   

Total job:  $2240.00 This includes all materials and labor.
