New deck and stairs

$10,513.40 includes installation of deck framing with ledger bolted to garage and house, installation of hardwood deck 11 x 8 feet using Cumaru tropical hardwood decking and stainless trim head screws, installation of stairs bearing on current cement walkway. 5, 2 foot treads over approx. 9 feet and approx.3 foot total rise using Cumaru tropical hardwood decking and stainless trim head screws. Includes installation of hardwood grip rail down stairs.This includes labor and materials. 

Total job:  $10,513.40 This is subject to final design. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed. 

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
