$13,638.59 this includes installation of bevelled joists with ledger running along house, trex select with hidden fasteners. This includes steps from upper to lower deck and framing for fireplace. This is pending final design. This includes materials and labor.
Fireplace
$4,620.00 includes installation of firebrick, gas line, stainless burner, lava rock or beads or similar, rock work and top ledge. Approximately 18" tall x 3 feet x 4 feet. This is pending final design, top cap material, stone type and size. This includes materials and labor for concrete stained cap and stone face. This does not includes gas line.
Stairs: 2 landings, stairs from upper to side entry, and stairs from upper to lower deck.
$8,188.25 this includes a top landing with trex (no soffit on south landing, soffit on east landing but not stairs). Trex select on treads and landings. This is pending final design. This includes railing on both stair sets in cable with hardwood cap and steel posts with turnbuckle tensioners. This includes materials and labor.
Railing
$5,630.68 this includes installation of new railing using powder coated steel 1" x 2" steel posts with 1 x 6 or 2 x 4 hardwood top cap stained. Stainless cable with turnbuckle tensioners. This is pending final design. This includes materials and labor.
Bench
$1,540.00 this includes hardwood bench 10 feet by 5 feet with table built into corner per concept at quote. This includes labor and materials

Upper deck membrane option
$6,603.21 saving over trex select with rain escapes.
We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.
This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
