Remodeling of Existing Deck (Trex select or enhance) 

$10,150.00 includes removal and disposal of existing deck and sub structure, installation of new deck framing. Composite decking installed with hidden fasteners with square edge for stair treads and outer perimeter top fastened in matching composite trim head screws.  Add $2500 for new footings.  This would account for the growth of the tree and for  installation of about 10 feet of either a wire or steel mesh skirting to allow the deck to be air permeable yet sealed to enclose outer perimeter.  Joist and beam size subject to change based on final engineering which could increase quote.  This includes materials and labor. 

Restore Upstairs Balcony

$2,060.80 includes removal of existing decking, replacement with mid range composite using same process as lower deck, replacement of railing with 4 x 4 redwood posts, 2 x 4 horizontal redwood and 2 x 6 cap. New cedar facing. Remodel 22 linear feet of existing railing as well as adding in cross bracing to avoid sway.  This includes materials and labor. 

(Engineering site visit to determine necessity of this $350.00). 

*Engineering and permitting estimated $500.00 + $200.00 based on actual engineering cost. 

$12,210.80  + actual engineering and permitting cost. This includes labor and materials. 

We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 25% after framing or decking and before completion commensurate with work completed. 

*Unless previously specified, our scope of work ends with what is on our bid, and any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical. Therefore, we cannot assume a dollar value, and anything we run into will not be apart of the bid and you will be invoiced.
