Restoration

$1,717.13 includes mechanical sanding of 423.75 square feet of existing deck to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent. This includes materials and labor.

Restoration of Large Stairs

$354.57 includes mechanical sanding of existing 10, 7' treads to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to restore and match deck. This includes materials and labor.

Restoration of Small Stairs

$150.00 includes mechanical sanding of existing 2, 3' treads to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to restore and match deck. This includes materials and labor.

Railing

$1,394.00 includes restoration of rail and replacing rail cap. This includes materials and labor.

This does not include patio re-work or sub surface issues such as sprinklers, gas lines, electrical etc.

$3,615.69 for total job + permitting cost. This includes labor and materials.

We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed.

*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
