Railing Replace

$12,884.67 includes removal and disposal of existing railing, installation of new railing with 6 x 6 rough timber posts and wire mesh railing. This includes materials and labor. This is pending final design.

Railing refinish

$324.70 includes refinishing railing cap. This includes materials and labor.

Replace hot tub deck

$11,712.00 includes removal and replacement of existing lower hot tub deck, installation of new approximately 20 foot x 25 foot deck with pressure treated framing, galvanized hardware and redwood 2 x 6 decking pre stained on 5 sides prior to installation then buff sanded, acid washed and stained on top surface. This is pending final design. This includes 3 D rendering of project. This estimate is including labor and materials.

New Side Deck

$3,108.00 includes installation of new approximately 10.5 foot x 6.5 foot deck with pressure treated framing, galvanized hardware and redwood 2 x 6 decking pre stained on 5 sides prior to installation then buff sanded, acid washed and stained on top surface. This is pending final design. This estimate is including labor and materials.

Engineering estimated $500.00 based on actual engineering cost.

Option 1 replace railing: Total job $31,373.60 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials.

Option 2 repaint railing: Total job $18,813.63 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials.

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
