Decking on upper, main, middle decks (1813 square feet)

$18,207.70 includes new decking this includes removal and disposal existing decking, minor structural work (joist replacement $85.00 per joist), installation of new redwood stained on 5 sides prior to installation, joists painted and stained prior to decking installation also, installation using deck screws face screwed and counter sunk. Buff sanding, acid wash, staining of top side of deck in your choice of stain. This includes materials and labor. This includes installation of shims on main deck joists at each end where it is lower.

Restoration bottom deck only:

$1,116.50 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor.

New Columns:

$6,413.60 New columns this includes new 8 x 8 rough doug fir columns to support deck from pier to beam on upper (main) deck. Installation of new beam on middle deck section. This includes materials and labor.

Railing:

$17,558.45 Railing This includes 8 x 8 rough Doug fir posts stained, stainless cable with turnbuckle tensioners. Rough 2 x 6 or redwood 2 x 6 rail cap. This includes materials and labor.

Total new decking option $43,296.25 - 3296.00 customer discount = $40,000.00 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials.

Contract change:

$2000.00 includes lowering of joists along raised ledger to make deck level. This includes labor and materials.

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
