487 square feet at $13.53 per square foot = $6,587.11 includes removal and disposal of existing decking, Addition of new joists, installation of trex enhance decking using hidden fasteners and bull nose on outer edge. This includes materials and labor.
Decking replacement upper deck:
128.25 square feet at $13.53 per square foot = $1,734.70 includes removal and disposal of existing decking, minor joist repair (joist replacement at $85.00 each), installation of trex enhance decking using hidden fasteners and bull nose on outer edge. This includes materials and labor.
Drainage system upper deck: $3,065.31 includes installation of beveled sister joist onto underside of existing joists for slope outward away from house. Plywood with roofing membrane, tongue and groove cedar soffit stained. Gutter with downspout. This includes labor and materials.
Shade structure frame $2482.00 includes installation of basic timber or metal or mixed metal frame to support canvas awning. This includes labor and materials. Does not include canvas and stainless fittings and cable. Frame only. Subject to final design.
Total job $22,144.75 This includes materials and labor. Subject to inspection of deck frame after tear out.
