Restoration 

430 square feet existing deck (not to be replaced): $4.11 per square foot = $2,338.18 includes mechanical sanding to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor. 

Extension 7 x 7 triangle  off of existing deck

$5,348.20 this price includes installation of 1 footings, 12 x 12  post,  5 x 15"  GLB , 2 x 12 joists spaced 16" on center with galvanized joist hangers and stained. Redwood decking pre stained before installation, installation using  deck screws, buff, acid wash, stain in translucent. Re use existing railing. Construction of 7 foot section of rough sawn timber railing to match existing construction. (2 x 8 top and bottom, 3" square rough sawn. This includes materials and labor. Joist and beam size subject to change based on final engineering. 

Replace rotted column

$2,487.10 includes removal and replacement of rotted 12 x 12 column this includes materials and labor. 

Engineering estimated $330.00 based on actual engineering cost. 

Total job $10,173.48 + actual engineering and permitting cost. This is subject to final design and engineering. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.
