Deck replacement

$9,132.10 includes removal and disposal of existing deck, installation of new deck using existing footings, glue lam beams, pressure treated joists and galvanized hardware to withstand snow loads to building code. This includes replacement with either redwood or entry level composite such as Trex Select (see descriptions below). This includes materials and labor.

Step

$586.09 includes installation of step on east side of deck to grade with concrete slab on grade to support, using same decking as rest of deck. This includes materials and labor.

Fireplace

$4,640.00 includes installation of rectangular fireplace with stacked stone face and stone cap. installation of burner with pan and either lass or lava rock. Push button striker with keyed on/off valve for gas line built into fireplace stone. This includes materials and labor. This depends on final design. This is for placing the fireplace on top of the deck.

Installation process:

Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.

Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface. 

Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface.  We can also do plugs or hidden fasteners for an additional price.

Least expensive: Trex Select
Mid range: Trex Enhance, Timbertech evolutions terrain
High end: Trex Transcend

Total job:  $14,358.19 + actual engineering and permit cost if applicable. 

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed. 

2.75% charge for credit card (in person) 

3.5% charge for over the phone credit card transactions
