Summary:
Deck is cantilever over house wall with no exterior vertical columns. All joists are in stages of decomposition causing deflection of deck per home inspector. Railing design, construction and current rotted condition make it unsafe and not possible to repair. Joist and framing removal requires us to scrap the existing decking which is not suitable as decking and will fail due to warping and splitting. Recommend installation of new beam structure extending 12’ into the house and attached to house framing to transfer deck load from rotted floor joists to the new beams for long term structural stability.
New beams and joists
$6,908.14 includes installation of (3) new beams from interior of house to cantilever as deck supports and (1) new outer beam with structural connections. Cutting off joists on house face and sealing. Beam flashing. New joists using stained doug fir or pressure treated lumber and joist hangers. This includes materials and labor. We are making the assumption that the interior beam is structurally sound and that reasonably easy access without interior framing modifications in order to install interior beams. Not included interior structural reframing. Includes sheetrock work on the garage ceiling.
New decking
$2,505.19 includes installation of trex enhance (mid range) composite with hidden fasteners. This includes materials and labor. New railing
$2,653.50 includes removal and disposal of existing railing, installation of new railing with either stained redwood or powder coated steel railing. This includes materials and labor.
Total job: $12,066.82
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
