New decking on existing deck: 

$11,169.00 This includes removal and disposal of existing decking, installation of new composite decking in Trex Enhance 'beach dune' with Trex Transcend tropical in 'lava rock' for the border using hidden fasteners. This includes materials and labor. 

Extension 4 feet x 25 feet off of existing deck

$5,768.00 this price includes installation of additional beam (GLB),  joists spaced 16" on center and stained to match existing framing, new composite decking in Trex Enhance 'beach dune' with Trex Transcend tropical in 'lava rock' for the border using hidden fasteners. This includes materials and labor. 

Cable Railing

$10,477.74 includes powder coated steel posts, stainless steel cable railing with turnbuckle tensioners, hardwood 1 x 6 top cap.  (See previously attached photo) This includes materials and labor. 

Stairs: 

$3,031.20 includes removal of existing treads, reinforcement of bottom footing, installation of galvanized steel treads. This includes materials and labor. see attached picture 

Shade pergola:

$2,993.80 includes installation of rough sawn wood frame with steel brackets, 2 x 10 cross beams and 2 x 4 top lattice. Pre stained prior to installation. This includes materials and labor.  See pictures in email and drafts. 

Rain escapes (water proof ceiling above lower deck). 

$3,550.40 includes installation of Trex Rain escapes above hot tub this includes removal of existing ceiling structure and downspout also. This includes materials and labor. 

Tongue and groove cedar soffit:

$1750.00 includes installation of tongue and groove soffit pre stained prior to installation and stained after installation. This includes materials and labor.  

Gate with closure at top of stairs

$490.00 includes fabrication of steel framed gate with stainless steel cable and tensioners to match railing. Vertical post with mounted clasp in tiger wood 4 x 4. This includes materials and labor. 

Total job $39,230.14+ actual engineering and permitting cost. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.
