Restoration
$2,614.50 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
New decking
$3,090.70 includes removal and disposal of existing decking, installation of new decking using composite decking with hidden fasteners and square edge in contrasting color using Trex Select or similar (entry level composite). This includes materials and labor. This does not include structural work such as joist or beam replacement.
New railing
$2,393.20 includes removal and disposal of existing railing, installation of new railing in redwood 2 x 4 and 2 x 2 or basic powder coated steel panels. This is a basic estimate depending on final design.
Total job: $8,098.40 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
Scratching
Our standard deck stain is non film forming fully absorbing stain. This gives it excellent durability but also does not make it very scratch resistant. If you are concerned about scratching or have large dogs you may want to consider a premium satin forming finish. Furniture, fireplaces, and even normal traffic may wear or scratch the finish. We have found that given its limitations our standard stain type is the industry standard for a reason: it will never peel or crack as a finish. Please ask if you have any questions about scratching.
