Replace/remodel back deck
$26,560.00 includes removal and disposal of existing rear lower deck and stairs to upper deck, installation of new deck, stairs, landings per redesign with redwood. Cable railing with powder coated steel posts and 1 x 4 steel top rail. This includes materials and labor.
Replace front entry
$7,500.00 includes removal and disposal of front stairs, landing and railing, replace with same footprint, redwood, same railing. This includes materials and labor.
Replace side stairs
$2,500.00 includes removal and disposal of existing side (west) staircase, replace with same footprint, materials, railing. This includes materials and labor.
Front deck extension and stairs
$5000.00 includes extend front deck from corner of landing to edge of house, stairs to grade. This includes materials and labor.
Replace rear columns to upper deck with 6 x 6
$1,500.00 includes removal and disposal of existing 4 x 4 columns on back deck to upper level deck, installation of 6 x 6 columns to deck height (not rail height). This includes materials and labor.
Extend upper deck
$5,400.00 includes extension of 2nd story deck to edge of house. This incudes materials and labor.
New 3rd level deck
$6,600.00 includes installation of new deck on 3rd level approximately 10; x 8'. Cable railing. This includes materials and labor.
New railing on 2nd level deck
$3,500.00 includes installation of cable railing with powder coated steel posts and 1 x 4 steel cap. This includes materials and labor.
Total job: $58,560.00
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
