Deck extension
$13,170.00 includes installation of deck extension using house ledger, wood beam and 6 x 6 support columns. Cantilevered joists to outer edge of existing deck. This includes railing to match existing construction. Includes plywood subfloor and patio membrane. This includes materials and labor. This price is pending final selection of patio membrane material which could vary by type and quality.
New railing on existing deck
$4,560.00 includes removal and disposal of existing railing, cap and plywood with coating or new membrane over exposed wall, installation of new wood posts with either turnbuckles and stainless cable, galvanized wire mesh, basic wrought iron with vertical square balusters and horizontal top bar powder coated. This is pending final design and is meant as a concept price only.
Front railing
$3,120.00 includes removal and disposal of existing railing, installation of new wood posts with either turnbuckles and stainless cable, galvanized wire mesh, basic wrought iron with vertical square balusters and horizontal top bar powder coated. This is pending final design and is meant as a concept price only.
Total job: $25,746.00 + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks of start remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
