Restoration upper deck
$1,152.00 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. Redwood board replacement additional $8.00 per linear foot (not included). Also includes scraping and painting underside of existing joists, staining to match in solid stain underside of entire upper deck. This includes materials and labor.
New decking lower deck
$6,289.90 Includes removal and disposal of lower deck decking, installation of new composite decking (trex enhance or same price). This includes materials and labor. Does not include individual joist replacements as needed.
New railing upper and lower deck
$8,241.25 includes removal and disposal of upper and lower deck railing, installation of stainless cable railing with custom powder coated steel posts and hardwood cap. This includes materials and labor.
Deck modification and slab for hot tub
$2,500.00 includes modification of lower deck for hot tub cut out. Installation of concrete slab for hot tub. This includes materials and labor.
Upper deck extension with cantilevered joists and larger beam
$5,500.00 includes removal of existing upper deck beam, removal of existing upper deck middle column. Installation of new beam with cantilever joists and 3 foot extension. This includes materials and labor.
Tear out lower deck extension
$692.08 includes tear out and removal of extension and piers on existing deck.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
