$36.00 per square foot = $7776.00 total includes installation of house ledger, footings as specified by engineering (below frost line, rebar, metal bracket attachment to footing.. Pressure treated joists, galvanized hardware. Includes stained cedar facing (skirting around outer edge of deck. Does not include additional grading/excavation. Does not include installation of footings along house edge per engineering if required. Installation (labor) of composite decking in your choice of color and brand as well as price scale (see below).

Composite Decking materials

$8.00-$12.00 per square foot = $1728.00-$2592.00 depending on grade. Examples Trex transcend (high end) Trex enhance ($8.00 range). Here is the warranty for both transcend and enhance, Notice they are the same for each product and includes scratch resistance, fade resistance and other attributes common to other brands. We will make sure your warranty is valid by ensuring proper installation and documentation of your composite product regardless of brand.

Railing

36 linear feet at $65.00-$105.00 per foot = $2340.00-$3780.00 includes removal and disposal of existing railing, installation of 8 x 8 mid posts as needed on top and bottom deck, installation of new railing using 7/8" square powder coated steel balusters and 4 x 6 timber cap. This includes materials and labor.

Stairs

$650.00 includes 6' wide staircase including slab for base of stringer, pressure treated stringers with cedar facing and composite treads. $650.00 for stair railings depending on final design.

$1000.00 engineering and permitting (does not includes actual permit cost estimated $150-$200.00) includes design, samples, scale draft, permitting, site plan, structural engineering.

Possible configuration totals:
$9504.00 Mid range composite with step down from door, no railing or step.
$13494.00 Mid range composite, base railing, nested stairs (no railing).
$1648.00 High end composite, stainless cable railing, stairs with railing.
