Replace stairs and landings
$19,047.95 includes removal and disposal of existing stairs, stairs and landing on rear stairs. Installation of new stairs, joists, stringers (using existing columns and concrete piers), and railing to match existing style with steel grab rail to code. Redwood decking, pressure treated framing, steel treads with wood nosing per photo supplied by client. Steel (bar grate) for top landing. This includes materials and labor and disposal fees. Lowest stairs to be approximately 6" wider.

New deck in lower area
$6,000.00 installation of new redwood deck in lower area grade level. Using existing concrete and foundation walls, new pressure treated joists, redwood stained. This includes materials and labor. Approximately 200 square feet. Access for sprinkler valves.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Does not include actual permit fees or engineering cost if applicable. Engineering for this job should be under $1000.00
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
