 Deck extension and stairs

$8270.00.00 includes footers/piers as needed, pressure 2 x 8 treated joist and frame spaced 16" galvanized hardware and other materials needed for structure of deck, Railing on staircase and upper landing only, installation of redwood 2 x 6 stained on 5 sides, sanded and acid washed, translucent staining in your choice of tint.  Steps down from existing deck for hot tub area, total structure 11-12 feet by 15 feet. This includes labor and materials. 

Hot tub pad

$1450.00 includes minor grading, installation of concrete pad to fit hot tub. 

Existing deck restoration (if wanted) 

300 square feet @ $3.85 per square foot = $1155.00 includes sanding to remove all of existing stain and oxidized wood, pressure wash, acid wash, board tightening, stain in translucent stain brushed on. 

Bench (optional) 

 Built in bench @ $145.00 per foot (redwood) this include construction of bench with back with redwood orin corner of hot tub area extension. Staining included. 

Engineering, drafting, permitting $600-$800.00 depending on actual cost of permit and engineering.
