New decking
$13,314.00. includes removal and disposal of existing decking, new decking with high end Trex. This includes materials and labor. This does not includes structural work such as joist replacment.
Joists
$650.00 includes scrape and paint existing joists. This includes materials and labor.
New railing
$7,172.50 includes new railing with new posts (to match staircase railing) and deck facing stained in translucent stain (existing quote was for keeping your 6 x 6 posts instead of replacing them). This includes materials and labor.
Stairs staining and sanding
$1200.00 includes restoration on stairs and stair railing including staining: This includes materials and labor.
$5,145.00 includes removal of metal soffit under deck, bracing deck, removal of existing beam, installation of new steel I-beam per engineering. This includes materials and labor.
Total $27,481.50. This does not include permit cost, architectural drafting or engineering.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
