Rear, upper deck railing
$11,520.00 includes installation of new railing with powder coated steel posts, hardwood top cap (additional price for steel cap), stainless steel fittings. This includes materials and labor.
Rear deck, lower replacement
$9,862.65 includes removal and disposal of existing deck with same footprint, installation of new deck. Trex transcend tropical or equivalent price. This includes materials and labor. This is pending final design.
Front deck replacement
$9,109.35 includes removal and disposal of existing deck, installation of new deck with same footprint using trex transcend tropical or similar. This includes materials and labor.
Front deck railing
$3,300.00 includes installation of new railing with powder coated steel posts, hardwood top cap (additional price for steel cap), stainless steel fittings. This includes materials and labor.
Shade structure
$8,800.00 includes installation of shade structure using timber supports. 20 x 22. This is ballpark based on final design.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
