New deck
$19,153.19 includes removal and disposal of existing deck, installation of (1) new footing, (3) new steel vertical columns, glue lam beam, cantlivered deck appoximately 30 feet by 16 feet using existing ledger. Trex transcend tropical or similar using hidden fasteners. Stairs to upper slab. Trex rain escapes under 20 x 16' of the deck, tongue and groove cedar soffit under deck joists stained and installed. This includes materials and labor. This is pending final design.
Railing
$4,339.75 includes installation of wrought iron railing with wood or steel posts. This includes materials and labor.
Pergola
$10,290.79 includes installation of retractable shade awning with powder coated steel vertical supports and frame, retractable canvas awning with stainless steel cable track system. This is concept quote based on 20 feet x 14 foot total shade area.
Concrete slabs
$3,677.39 this includes ground prep and installation of reinforced conccrete slab in 3 areas discussed. total is approximately 226 square feet x 4" thick. This includes materials and labor.
Total job: + actual engineering and permit cost if applicable.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
