Restoration upper and lower decks
$1,581.75 includes mechanical sanding to remove all of existing stain and oxidized wood, countersinking screws, tightening boards, acid wash, pressure wash, stain with translucent in your choice of tint. This includes materials and labor. Redwood board replacement additional $8.00 per linear foot (not included).
New railing lower deck to match upper or similar
$4,625.00 includes installation of wood railing with 6 x 6 posts and horizontal cedar siding. This includes materials and labor.
New railing upper and lower deck
$9,990.00 includes installation of wood railing with 6 x 6 posts and sheet metal or wrought iron with rough timber railing panels per photo. This is pending final design. This includes materials and labor.
Deck extension upper deck
$2,952.00 includes replace beam with larger beam at lower elevation to allow joists to cantilever over top of beam. Installation of cantilevered joists out to 12' from house with new redwood decking and approx. 8' extra railing to match existing or new design. This includes materials and railing.
Stairs off main deck
$5,040.00 includes installation of stairs with top and bottom landing off main deck to lower level wiith railing to match existing or similar. Redwood treads and landiing. This is ending final design. This includes materials and labor.
Lower deck concept
$8,140.00 includes installation of approx. 12 feet of railing, 6 foot wide stairs, 12' benches on lower deck.This is ending final design. This includes materials and labor.
Total job: TBD + actual engineering and permit cost if applicable.
Future maintenance on deck
$952.88 includes pressure wash to clean, furniture moving one way, acid wash, staining and wiping. This includes labor and materials. Recommended after 12, then every 18-36 months depending on deck's exposure.This is an optional service not included in the original contract.
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
2.75% charge for credit card (in person)
3.5% charge for over the phone credit card transactions
