New Joists
$9,565.38 includes removal and disposal of existing decking, installation of 2 x 10 joists and hangers between existing joists. This includes materials and labor. This does not include additional joist replacements due to structural decay.
New composite decking
$46,112.20 includes installation of Azek decking with Timbertech Concealoc fasteners. Square edge bands perpendicular to house and along perimeter of house and deck. Perimeter decking to be wider material. This includes materials and labor.
New footings
$6,610.75 includes installation of 11 new footings with rebar. 24" big foot with 10" round form tubes. This includes materials and labor.
New railing
$32,480.00 includes removal and disposal of existing railing, design, fabrication, powder coat and installation of new railing. Railing to include hardwood 1 x 6 cap. 18” wide “counter area” on approximately 12 foot section also included. This is pending final design. This includes materials and labor.
Plywood area $2,980.65
New stairs
$1968.11 includes installation of stairs on each side of deck using steel or composite treads. This includes materials and labor.
Total job: $99,717.10
We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
