Restoration to Existing Deck

$836.60 includes mechanical sanding of  188 square feet of existing deck to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking. This includes materials and labor. 

Extension 20 feet off house 

 $23,677.60 This price includes installation of 2 x 10 pressure treated joists spaced 16" on center with galvanized hangers and  10 concrete footings for about 612 square feet of new deck,  new redwood with hidden fasteners. This is assuming the step down to the new deck to avoid having more railing required around the new deck.   New stairs off new deck to grade with mid range composite treads.  GLB stringers. Piers as needed to support landings.  This includes materials and labor.  

Basic powder coated steel railing

$2,857.00 includes powder coated steel railing with metal posts. Comes in black or bronze. This includes materials and labor. 

*Engineering and permitting estimated $500.00 + $200.00 based on actual engineering cost. 

Total job is $27,371.20  + actual engineering and permitting cost. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion.
