Approximately 902.5 square feet at $3.25 per square foot = $2,933.12. This includes countersinking or replacing existing screws below deck surface, mechanical sanding to remove all of existing coating and weathered wood on top surface of each deck board, buff sand, acid wash, pressure wash, translucent stain in your choice of tint brushed on. This includes labor and materials.
Deck Extension
250 square feet at $33 per square foot= $8,250.00 includes 25 foot 5.5" x 20" Glulam, 2 ten foot 12" logs or 12"x 12" timbers, 2 footings, pressure treated joist spaced 16", galvanized hardware and other materials needed for structure of deck, installation of redwood 2 x 6 sanded and acid washed, translucent staining in your choice of tint. This includes labor and materials.
Staircase
$4,500 - $5,500 design dependent includes matching railing.
Railing
130 feet of custom metal or mixed media railing is $95-$145 per foot. $12,350.00 - $18,850.00 design dependent
Log Replacement
Replace six 12" logs with six 12"x 12" timbers. $7,200.00 - $15,000.00 depending on pier wrapping
New concrete pad
250 square foot concrete pad under new deck extension $12 - $14 per square foot is $3,000.00 - $3,500.00

Maintenance on deck $1.25 per square foot = $1440.62 after 12, then every 18-24 months.
