Deck replacement (per homeowner contractor agreement)

$18,979.72 this price includes installation of 4footings (pending verification) , 6 x 6 posts, 3" x 12" GLB , 2 x 10 joists spaced 16" on center with galvanized joist hangers. Stairs per revised design. Fascia, end grains, per "homeowner and contractor agreement). Timbertech silver maple decking using Toploc face screws. Border piece in high end Timbertech no charge. Add $3300.00 for all high end Timbertech. This includes materials and labor. This includes tear out and disposal of existing deck and removal of waste lumber under deck. Also includes addition of 5/8's x 6' lag bolts 2 every 12" on ledger.

Railing:

$2,654.40 includes white vynl railing and posts using Veranda railing and 4 x 4 pressure treated posts with Veranda sleeves. This includes materials and labor.

Total job $21,634.12 This includes labor and materials.

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request 25% of remaining total before finish commensurate with work performed.

This quote does not include sub surface issues such as sprinkler lines, electrical, gas lines, etc. that may be in the way when we try to dig our footings. We can general contract needed suppliers and provide quotes for services needed for anything that we run into while excavating for footings.
