2. 66 foot extension cantilever 2’ across the back = $3,328. Includes all labor and materials to build the substructure.

3. Stain and wrap columns and beams with wood to look like timbers = TBD depending on structure beneath stucco material.

4. 63.5 Linear feet of timber framed wire mesh railing = $6,667 

Decking 

Option 1:  471 Square feet of Redwood = $5,652  includes deck boards, facing material, fasteners, delivery.  This includes materials for existing deck and extension.

Option 2:  471 Square feet of Tigerwood or Cumaru = $8,478  includes deck boards, facing material, fasteners, delivery.  This includes materials for existing deck and extension.

Option 3:  471 Square feet of Ipe or Trex = $9,891  includes deck boards, facing material, fasteners, delivery.  This includes materials for existing deck and extension.

Items below we would bring in subs and act as a general contractor if you would like us to.

1. Electrical work TBD. We can get you a quote from our electrician.

2. Replace kitchen and basement sliding doors with large, single doors with sidelight

3. Remove double French door on lower level and close off opening

4. Replace dining room door with fixed window

5. Replace master bedroom door with casement window

6. Paint exterior stucco where it has been patched

 We require 50% deposit to schedule work and begin engineering and permitting process.
