$500.00 includes removal and disposal of existing stairs, concrete pad on west end of upper deck. (no charge if you go with the extension).
Extension of upper deck to west edge of house= $3660.00 includes installation of footing and ledger, installation of deck framing, installation of composite decking. This includes materials and labor.
Cable Railing (assuming extension), keeping existing posts and top cap.
Top deck:
61 feet straight railing at $65.00 per foot = $3965.00. This includes removal of existing balusters, sanding and staining rail cap and 4 x 4 posts, installation of stainless cable rungs with stainless turnbuckle tensioners. This includes all labor and materials.
Bottom deck:
59 feet raked (stairs) and straight railing at $65.00 per foot = $3835.00. This includes removal of existing balusters, sanding and staining rail cap and frame, installation of stainless cable rungs with stainless turnbuckle tensioners.

61 feet straight railing at $85.00 per foot = $5185.00. This includes removal of existing balusters, posts and cap, installation of new 4 x 4 posts as needed, installation of powder coated steel railing panels in black. This includes labor and materials.

59 feet raked (stairs) and straight railing at $95.00 per foot = $5605.00. This includes removal of existing balusters, posts and cap, installation of new 4 x 4 posts as needed, installation of powder coated steel railing panels in black. This includes labor and materials.
Post replacement:
Long posts: $1000.00 each includes removal and disposal of existing post, installation and staining new posts to match existing. This includes materials and labor.
Short posts: $500.00 each includes removal and disposal of existing post, installation and staining new posts to match existing. This includes materials and labor.
