Restoration:
$4.25 per square foot = $3123.75 includes countersinking or replacing screws at surface level and above, tightening loose boards, mechanical sanding to remove oxidized wood and existing top coat, 1300 psi pressurized rinse, stain of in your tint of choice, brushed on. This includes all materials and labor.
(Maintenance on deck @ $1.25 per square foot after 12 then every 24 months = $918.75) not included in quote.
Wrapped columns
7 at $680.00 = $4760.00. This includes Installation of slightly pyramidal footing caps bolted to existing footings extending approximately 3 feet above grade, installation of backer and rock per type specified by customer. This includes materials and labor.
Post replacement, beam addition
12" square timber posts $9915.00 includes removal and disposal of existing posts, demolition to 18" of existing footings with backfill and sod, installation of new 12" square rough timbers from above wrapped columns to railing height using elevated knife plate (hidden inside timber) and mortice construction. Installation of additional GLB beam to reinforce deck for longer spans on outer edge. This includes labor and materials.
Beam replacements
$2200.00 includes removal and disposal of existing beams, installation of new 12" GLB to match beam on angled section of facing. This includes materials and labor.
Main section beam removal
$650.00 includes removal and disposal of existing beam on long section (18' section). This includes materials and labor.
Railing
119.5 linear feet includes main and upper deck. $95.00 per foot = $11,352.00 includes removal and disposal of existing railing, installation of 12 x 12 mid posts as needed on top and bottom deck, installation of new railing using 7/8" square powder coated steel balusters and 4 x 6 timber cap. This includes materials and labor.
Pergola with shade
$6500.00 includes installation of structural wood frame with metal columns, retractable canvas shade and roll down shade in front. This includes labor and materials.
$1000.00 engineering and permitting (does not includes actual permit cost estimated $150-$200.00) includes design, samples, scale draft, permitting, site plan, structural engineering.
Heating
$5800.00 + electrical includes installation of electrical conduit and power as per electrician quote, 4 Infratech 2500 watt variable heat adjustment electric overhead heaters onto pergola frame. Includes materials and labor.
Total job with deck restoration: $45,300.75 this includes labor and materials. Does not include actual permit cost.
We require 20% deposit to schedule and begin design/engineering process, 30% of current total within 2 weeks of start.
