$1050.00 includes moving dirt away from house to accommodate joists. Possibly more with additional beam depending on grade at beam.  

Total deck to be installed approximately 540 square feet. 

Price with no beam: 

$30.064 per square foot = $16230.85 includes redwood 2 x 6 deck boards pre stain on 5 sides prior to installation, coated decking screws, 60 grit buff, pressure wash, acid wash, stain in translucent, Substructure ledger on foundation, double 2 x 12 pressure treated joists, galvanized handers and bolts, and other materials needed for structure of deck. This price assumes no additional  beam or footers needed just bearing on existing. 

Price with added beam: 

 $36.12 per square foot = $19,506.89 includes includes redwood 2 x 6 deck boards pre stain on 5 sides prior to installation,buff, pressure wash, acid wash top surface, stain in translucent, Substructure installation of footers piers, and beam across middle of deck, single 2 x 12 pressure treated joists, galvanized hangers and bolts, and other materials needed for structure of deck. This price assumes no additional  beam or footers needed just bearing on existing. 

Estimated stairs $2440.00

Includes construction of stair 6' wide along outer edge of deck. GLB treads and stringers with metal stair brackets.  This includes labor and materials. 

Estimated railing 46 feet (assuming railing only on outer edge of deck and 6' stairs) 

$65.00 - $145.00 per foot depending on design = $2990.00-$6670.00. Includes labor and materials. 

Price Considerations with railing design:

Less expensive: 2 x 2 pickets, 2 x 6 cap, basic metal panels, 

Mid range: basic mesh and timber, basic cable with redwood cap, basic timber, metal panels with accents or wood cap, wood top and bottom with metal balusters. 

High end: custom iron, high end stainless cable, hardwood, woven wire panels. 

Permitting and design fee $500.00 includes drafting, assembling paperwork for permit, pulling permit. Does not include actual permit fee or engineering. Engineering should be $300, approx. $250 for the permit. 

Total bid: 

Low: $23,210.85 includes deck with no beam, stairs, less expensive railing. 

High: $30,166.89 includes deck with beam, stairs, high end railing. 

We require 20% to schedule work, begin drafts, engineering.  30% within 2 weeks of starting or sooner for large custom orders. Remainder upon completion.
