Restoration:
$2.85 per square foot = $4,504.43 includes countersinking or replacing screws at surface level and above, tightening loose boards, mechanical sanding to remove oxidized wood and existing top coat, 1300 psi pressurized rinse, stain of in your tint of choice, brushed on. This includes all materials and labor.
(Maintenance on deck @ $1.25 per square foot after 12 then every 24 months = $2250.00). This is not included in the total and is optional and payable at the time of service.
Redwood deck board replacement
370 linear feet redwood 2 x 6 at $7.00 per foot= $2590.00 This price includes removal, replacement, sanding, staining, of outer deck boards equal to 2 rows along entire outer perimeter. This number many vary depending on how much needs to be removed
Wrapped columns
11 at $931.84 each = $10,250.21 This includes installation of slightly pyramidal footing caps bolted to existing footings extending approximately 3 feet above grade, installation of backer and rock per type supplied by customer includes materials and labor.
Post replacement
14" square timber posts $39,835.58 includes removal and disposal of existing posts through posts and rail posts), installation of new 14" square rough timbers from above wrapped columns to railing height using bracket and mortise construction where possible. This includes labor ad materials.
Railing
202 linear feet includes main and upper deck, stairs as currently configured $84.96 per foot = $17,161.92 includes removal and disposal of existing railing, installation of new railing using 7/8" square powder coated steel balusters and 4 x 6 timber cap. This includes materials and labor.
Staircase modification
$10,226.62 includes dismantling staircase, installation of new GLB stringers at lower angle, Additional landing with 14" timber posts to rail height, additional stairs to driveway with 14" timber posts to rail height. Metal drip through traction treads custom. Additional railing for bottom landing and stairs also included. This includes materials and labor.
Rear stairs:
No charge includes new railing on small back deck at ground level, stairs to small concrete slab in grade.
$1500.00 engineering and permitting (does not includes actual permit cost estimated $150-$200.00) includes design, samples, scale draft, permitting, site plan, structural engineering.
Total job $86,092.34
We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion.
