Installation:

Solid Oak: $4.00 per square foot = $6336.00 includes sourcing and delivering solid quarter sawn white oak material for acclimation, moisture content monitoring until wood is fully acclimated, minor sub sub structural work, mapping of radiant heat system, installation of flooring using pneumatic nailer. This includes labor only.

We can do floating engineered for $2.50 per square foot or $3960.00. This includes sourcing material, installation of interlocking engineered hardwood flooring and moisture barrier using glue on joints, otherwise unattached to floor. This includes labor only.

Sanding/finishing (not required for engineered flooring)

$3.50 per square foot = $5544.00 includes dust free 2 pass rotary, one buff, sanding and 2 coats clear coat in water base finish in your choice of sheen with buff between coats. This includes all materials and labor.

Estimated hardwood materials:

3" solid oak: $4.55 per square foot = $7639.00 with tax + fasteners, glue, moisture barrier

5" solid oak $6.65 per square foot = $11270.00 + fasteners, glue, moisture barrier

5" engineered oak $5.50 per square foot = $8712.00 + glue, moisture barrier

Tile

Kitchen area is 135 square feet

$13.00 per square foot = $1755.00 includes removal and disposal of existing flooring in kitchen area to edge of bar, installation of tile flooring and transitional piece from wood to tile. This includes labor only. Material cost $6.00-$12.00 per square foot.
