Deck Extension

Cable railing
$5,901.92 includes removal and disposal of existing railing infill, installation of new cable railing with feeney tensioners, hardwood rail cap, 1 x 2 powder coated steel mid posts between existing columns. This includes materials and labor.
Stairs
$1,120.65 includes removal and disposal of existing stair treads, installation of new 12 x 3 glue lam treads with metal stair brackets. This does not includes reinforcement or repair of existing stringers. This includes materials and labor.
Painting
$2,436.60 includes pressure wash and stain front columns and deck fascia in solid stain in your choice of tint. This includes materials and labor.
New deck
$17,240.50 includes installation of new deck including new reinforced concrete footings below frost line, pressure treated framing, galvanized hardware, trex transcend tropical or similar priced composite decking (see installation guide below). Step along side edges with decking coped to rock wall. This includes materials and labor.

We require 25% deposit to schedule and begin design/engineering process, 25% within 2 weeks prior to start, remainder on completion. We may request an additional payment of 25% of remaining total before finish commensurate with work performed.
Installation process:
Composite includes installation of composite decking using universal hidden fasteners, control joints for expansion and contraction at butt seams, alternating seam pattern, square edge border piece around outer edge of decking top fastened with trim head composite screws.
Redwood decking installation includes using a perpendicular border piece to conceal all end grains, pre-stain on 5 sides prior to installation, installation of decking with pilot holes on all board ends and buff sand, acid wash and pressure wash prior to final staining top deck surface.
Hardwood decking installation using #8 trim head stainless steel screws, prestained on 5 sides prior to installation, buff sand, acid wash and pressure wash prior to final staining top deck surface. We can also do plugs or hidden fasteners for an additional price.
