Extension 

$5,612.40  includes installation of new footings below frost to engineering specifications, 3 foot extension off of existing deck with 3 footings. Redwood prestained then buffed, acid washed and stained on top after installation. Staining in translucent stained in your choice of tint. 

Stairs

$2,730.72 includes installation of stairs on each end of deck 8 feet perpendicular to house to concrete slab. This includes pressure treated framing and redwood installed same as decking. This includes materials and labor. 

Restoration

$832.05 includes mechanical sanding of 216  square feet of existing deck to remove all of existing coating and oxidized wood, acid wash, countersink screws, stain in translucent to match new decking on the main deck.  This includes materials and labor.

This does not include patio re-work or sub surface issues such as sprinklers, gas lines, electrical etc. 

$9,175.14 for total job + permitting cost. This includes labor and materials. 

We require 50% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion. We may request an additional 20% after framing or decking and before completion commensurate with work completed. 

*Unless previously specified, our scope of work does not include any issues we run into under the ground line, is unknown, such as sprinkler systems, plumbing and electrical.
