$2,488.80 This includes removal and disposal of existing decking, installation of new composite trex enhance or similar grade decking using hidden fasteners and solid with top screws on outer edge. This includes materials and labor. 

Extension 16 feet off house

$13,320.00 this price includes installation of joists spaced 16" on center with galvanized hangers and painted to match the existing color, composite with hidden fasteners in Trex Enhance or similar. This includes materials and labor.

Railing

$6,885.00 includes log railing installed and painted to match existing railing.  This includes materials and labor. 

Post bases

$3,145.00 includes rock post bases for 2 columns matching existing rock work. This includes materials and labor. 

Engineering and permitting  estimated $500.00 + $200.00 based on actual engineering cost. 

Total job $25,838.80 + actual engineering and permitting cost. This includes labor and materials. 

We require 20% deposit to schedule and begin design/engineering process, 30% within 2 weeks of start remainder on completion.
